Maintenance Agreement

If you are not getting the following done by your current company, you are not getting preventative maintenance done.

Indoor Section

  • Go over system operation with owner, are there any problems they have noticed or aware of?
  • Start system and verify proper operation before starting maintenance procedure.
  • Check thermostat. Verify proper calibration of room temperature indicator. Verify proper anticipator setting.
  • Check air filter, replace if owner has spares on hand or clean if washable.
  • Inspect indoor coil and blower assembly. If indoor coil has minimal dirt buildup, wash in place. If dirt buildup is too severe to wash in place, recommend removal and chemical cleaning.
  • Lubricate indoor blower motor if applicable.
  • Check capacitor to verify correct output.
  • Inspect primary and emergency condensate drain pans, clean pans and drain lines as required.
  • Check high and low voltage wiring connections at indoor unit and service disconnect.
  • Check indoor blower motor and amperage draw.
  • Check back-up strip heater amperage draw.
  • Verify proper heater sequencer and safety control operation.
  • Visually inspect duct system condition.
  • Visually inspect unit for corrosion damage and refrigerant leaks.
  • Clean debris out of unit, wash condenser coil.
  • Check high and low voltage wiring connects at outdoor unit and service disconnect.
  • Lubricate outdoor fan motor if applicable.
  • Check compressor motor amperage draw.
  • Check capacitor for compressor to verify correct output.
  • Check outdoor fan motor amperage draw.
  • Check capacitor for outdoor fan motor to verify correct output.
  • Check and verify proper defrost control operation.
  • Check and verify correct refrigerant charge electronically. Add up to 1 pound R-22 at no addition charge.
  • Check temperature difference across indoor coil, temperature drop (cooling), temperature rise (heating).
  • Complete service invoice and check list before leaving jobsite.
  • Advise owner of any repairs required.

Outdoor Section

  • Visually inspect unit for corrosion damage and refrigerant leaks.
  • Clean debris out of unit, wash condenser coil.
  • Check high and low voltage wiring connects at outdoor unit and service disconnect.
  • Lubricate outdoor fan motor if applicable.
  • Check compressor motor amperage draw.
  • Check capacitor for compressor to verify correct output.
  • Check outdoor fan motor amperage draw.
  • Check capacitor for outdoor fan motor to verify correct output.
